Radon in Edmonton Homes: Testing, Levels and What a Fix Involves

Radon is the one on this list you cannot see, smell or infer from a listing — and the only one where Alberta has a genuinely elevated profile compared with much of Canada.

The short answer

Radon is a naturally occurring radioactive gas that seeps out of the ground and can accumulate inside a home. Health Canada’s guideline is 200 becquerels per cubic metre; above that, it recommends taking action. The Prairies test higher on average than much of the country. You cannot tell from the age, price or look of a house — the only way to know is a long-term test, and mitigation is a well-established fix.

Every Edmonton buyer, which is unusual for this list. Radon is not an era or a material, so there is no build year that lets you skip the question.

Why does radon matter?

Radon is produced by the natural breakdown of uranium in soil and rock. Outdoors it disperses harmlessly. Indoors it can build up, and long-term exposure at elevated levels is associated with an increased risk of lung cancer. Health Canada identifies it as the leading cause of lung cancer among people who have never smoked.

That is the reason it gets attention out of proportion to how often it comes up in a real estate conversation: it is a health question rather than a maintenance one.

Is radon a problem in Edmonton specifically?

Alberta and the Prairies generally test higher than the Canadian average, which is a function of local geology. But averages are close to useless at the level of one house. Two homes side by side, built by the same builder in the same year, can produce very different readings depending on how the ground under them behaves and how the house draws air.

This is why “the neighbourhood is fine” is not an answer. The only meaningful number is the one from the house you are buying.

How testing works

  • A long-term test — at least three months — is the recommended approach, because levels swing daily and seasonally.
  • Winter is the useful season: the house is closed up and heating, which is when levels are typically highest.
  • Short-term tests exist and can be useful as a fast screen, but they are not the basis for a decision on their own.
  • Test kits are widely available; measurement can also be arranged through a certified professional.

The timelines are the awkward part for a buyer: a three-month test does not fit inside a condition period. In practice radon is usually something you test after possession and address if needed, rather than something you resolve before removing conditions.

What if the level is high?

It gets fixed. The standard remedy is a sub-slab depressurisation system — a pipe and a fan that vent soil gas from beneath the foundation to outside above the roofline. It is a routine installation for a certified mitigation professional and it works.

Because a fix exists and is well understood, a high reading is a project rather than a catastrophe. Retesting afterwards confirms it worked.

Where new builds fit

Newer Alberta homes are commonly built with a rough-in that makes later mitigation simpler. That is a head start, not immunity: a rough-in is not an active system, and a tightly constructed home can hold radon more readily than a draughty one. Test regardless.

What a mitigation system actually is

Sub-slab depressurisation sounds more elaborate than it is. A pipe is run through the basement floor slab into the gravel beneath, connected to a fan, and vented to outside above the roofline. The fan holds the space under the slab at slightly lower pressure than the house, so soil gas goes up the pipe instead of in through the floor.

  • It runs continuously and uses a modest amount of electricity.
  • There is usually a simple gauge showing the system is working.
  • Sealing obvious floor cracks and the sump lid often forms part of the work.
  • It is installed by a certified professional, not as a weekend project.

Retest after installation. That is what turns “we installed a system” into “the level is now below the guideline”, and it is the number you want on record.

What makes one house read higher than the next

  • What is in the ground under it, which varies over short distances.
  • How the house draws air — furnaces, fans and the stack effect all pull air from below.
  • Cracks, sumps, floor drains and service penetrations in the slab.
  • How tightly the house is sealed, and how much fresh air is exchanged.
  • The season, and how the house is being lived in during the test.

None of that is visible on a listing. It is why the only useful number is a measured one.

Radon in condos and apartments

Radon concentrates at the lowest levels of a building, so ground-floor and basement units carry more of the question than a unit several storeys up. It is not zero higher up, but the gradient is real.

A townhouse with its own slab is much like a house. In an apartment building, testing your own unit is still the way to know, and mitigation in common property is a corporation decision rather than yours alone.

Renovations change the answer

Finishing a basement, replacing a furnace with a higher-efficiency unit, adding air-sealing, or installing a large range hood all change how a house moves air. Any of them can change a radon level in either direction.

If you tested years ago and have since finished the basement or replaced the mechanicals, the old result is not describing the house you have now.

Radon and the purchase contract

Radon sits awkwardly in a real estate transaction, and it is worth being honest about why. A meaningful test takes three months; a condition period takes days. The two do not fit together.

So radon is rarely a condition of purchase in Alberta. In practice buyers test after possession. Where it does come up in negotiation is when a seller has already tested, or has a mitigation system installed — both are worth asking about, and a documented low result is a genuine selling point that few sellers think to mention.

  • Has the home ever been tested, and is the result available?
  • Is there a radon rough-in, or an active mitigation system?
  • If a system is installed, when, by whom, and was the home retested afterwards?

A seller who answers those three well has handed you something most listings cannot.

What the number means, and what it does not

A reading is a measurement of that house, over that period, lived in that way. It is not a grade, and it is not permanent. Health Canada’s 200 Bq/m³ is the point at which action is recommended, not a line between safe and dangerous — risk is understood to rise with exposure and with time, so reducing a level below the guideline is still worthwhile.

It also means a result just under the guideline is not a reason to stop thinking about it, and a result just over is not a reason to panic. Both are reasons to know what your own number is and to decide what you want to do about it.

If you already own

Test. It is inexpensive, it takes three months of doing nothing, and the result either settles the question or gives you something specific to fix. Winter is the right time to start one. If the reading comes back above the guideline, mitigation is a known job with a known outcome — and retesting afterwards proves it.
