Can You Buy a Home in Edmonton With Bad Credit? Here's the Honest Answer

Most articles on this subject are written to reassure you, which is why they tend to skip the part where buying with damaged credit can be a genuinely expensive decision. Here is the version with the numbers in it: what the actual floor is, what happens below it, and why the cheapest route is usually the one that involves waiting.

The short answer

It is harder, and below the CMHC minimum credit score of 600 standard insured financing is generally closed to you. Alternative lenders exist and will say yes at higher rates and with fees attached — but for most people the honest answer is that six to twelve months of deliberate credit repair costs far less than a year in a B-lender mortgage.

Key takeaways

  • CMHC-insured financing requires a minimum credit score of 600 from at least one borrower. Below that, insured lending is generally unavailable.
  • Alternative and private lenders will lend below the floor, but at meaningfully higher rates and usually with lender and broker fees on top.
  • Payment history is the largest factor in your score — which means the fastest repair is simply never missing a payment from today onward.
  • Credit utilisation is the second lever and the quickest to move: paying balances down below thirty per cent of the limit can shift a score within a cycle or two.
  • Errors on credit files are common. Disputing one costs nothing and can be worth more than months of repayment.

Who this guide is for

Edmonton buyers who suspect their credit will be the obstacle, including anyone recovering from a consumer proposal, a period of missed payments, or an old collection they have never looked at closely.

What “bad credit” actually rules out

With less than 20% down the mortgage must be insured, and insured financing carries the 600 minimum. So below that score the standard path — the one with the advertised rates — is closed, regardless of how strong your income is.

Above 600 but in the low 600s, you qualify on paper but with fewer lenders competing and less room to negotiate. It is worth understanding this as a spectrum rather than a gate: every twenty points you add opens options and lowers what you will pay.

What alternative lenders really cost

B-lenders and private lenders exist precisely for files that do not fit, and they are legitimate. What they are not is cheap. Expect a rate materially above prime-market pricing, a lender fee, often a broker fee, and frequently a one-year term rather than five — because the arrangement is designed as a bridge back to an A-lender, not a destination.

That structure has a real risk in it: you are committing to requalify in twelve months. If your credit has not improved, or values have moved against you, renewing can be worse than the original deal. Go in with a written plan for the exit, or do not go in.

Run the comparison honestly. The extra interest and fees on a year of alternative lending is frequently larger than a year of rent while you repair your file — and at the end of the repair year you buy at normal rates instead of expensive ones.

What moves a score fastest, in order

  • Stop missing payments. Payment history dominates. Automate the minimums on everything so a missed date becomes impossible.
  • Bring utilisation down. Getting balances under thirty per cent of their limits is the highest-leverage short-term action available, and it reports within a cycle or two.
  • Dispute errors. Pull both Equifax and TransUnion. A collection that is not yours, or one already paid and still showing, is not rare — and correcting it is free.
  • Leave old accounts open. Age of credit helps. Closing your oldest card to feel organised lowers your score.
  • Apply for nothing new. No car, no financed furniture, no new cards in the months before a mortgage application.

What a bigger down payment changes

Reaching 20% down removes the insurance requirement entirely, and with it the CMHC score minimum. The lender still assesses your credit, and the stress test at the greater of contract plus 2% or 5.25% still applies — but you are no longer failing at a published threshold before anyone looks at the rest of your file.

For a buyer with a repairable score and meaningful savings, that combination is often the difference between an expensive yes and a normal one.

Get an honest read before you plan around a guess

A broker who works with credit-challenged files can tell you in one conversation how far you actually are, which specific items are hurting you, and roughly how long the gap takes to close. That is worth doing before you decide between waiting and paying more — because most people overestimate the distance, and a few underestimate it badly.

Frequently asked questions

What credit score is too low to buy a house in Canada?

Below 600 generally rules out CMHC-insured financing, which is the route most buyers with less than twenty per cent down use. Individual lenders may set higher thresholds of their own.

Can I get a mortgage with a 550 credit score?

Not through standard insured financing. Alternative or private lenders may lend, but at materially higher rates and usually with lender and broker fees and a shorter term, on the expectation you refinance to an A-lender later.

How long does it take to rebuild credit enough to qualify?

It varies with the starting point and the cause. On-time payments and lower balances can move a score meaningfully within several months, but items like a consumer proposal take longer to age off.

Does a bigger down payment help with bad credit?

Yes, substantially. At twenty per cent down the mortgage no longer needs insuring, so the CMHC minimum score does not apply — though the lender still assesses your credit and the stress test still applies.

What is the fastest way to raise my credit score?

Paying balances down below about thirty per cent of their limits usually reports within a cycle or two, and never missing a payment from today onward. Disputing errors on your file can also help quickly and costs nothing.

Should I use a private lender to buy sooner?

Only with a written plan for exiting it. The extra interest and fees over a year often exceed a year of rent, and you are committing to requalify in twelve months whether or not your credit has improved.
