Buying in West Edmonton: What Your Money Reaches

By Ryan McCann Updated 7 min read

The west end is Edmonton's newest and most expensive quadrant — the median home for sale here was built more recently than anywhere else in the city, and it costs the most each month.

The short answer

The median active listing in West Edmonton is $514,395, which is about $2,531 a month in mortgage payment. It is the most expensive quadrant in the city by median monthly payment. Most of what is for sale is detached house (70% of typed listings), and the median home here was built in 2023.

Key takeaways

  • 899 active listings, at a median of $514,395 — roughly $2,531 a month.
  • Median price per square foot is $305, against about $297 across the city.
  • Housing mix: detached house 70%, duplex / half duplex 12%, townhouse / row 11%, apartment condo 7%.
  • 87% of listings have three or more bedrooms.
  • Buying into a community still under construction means years of building around you, unfinished amenities, and a young tree canopy. Some buyers find that a fair trade for a new home; it is worth being deliberate about it.

Who this guide is for

Buyers considering west Edmonton who want the numbers before the tour. Every figure refreshes with our listing feed, and covers the City of Edmonton only — surrounding municipalities are a separate market.

Where it sits against the rest of the city

Horizontal bar chart of the median monthly mortgage payment in each of Edmonton's six quadrants, from the least to the most expensive. Each bar is labelled with the payment, the number of active listings and the median price.

Quadrant medians are a starting point and nothing more. They are dragged around by the mix of housing in each — a quadrant full of apartments will always look cheap beside one full of new detached homes, without either being better value.

What it costs by the square foot

At $305 per square foot against roughly $297 citywide, west Edmonton sits above the city median on this measure — which is a different question from whether its homes are cheap.

In Edmonton this figure tracks property type and land value rather than size. Apartment condos run around $239 a square foot and detached houses around $319, because a detached price buys the lot as well as the building. A quadrant's number therefore moves with its housing mix and what its land costs — central detached homes reach past $400 a square foot on land value alone.

Use price per square foot to compare like with like: two comparable houses in the same area. Across property types it mostly tells you which type you are looking at, not which is better value.

Best suited to

West Edmonton suits buyers who want new construction with warranty coverage and are prepared to pay the premium for it.

What to watch: What is not included in a new build — landscaping, fencing, window coverings, a deck — and GST. Our new-build guide covers both.

Before you commit to an area

  • Drive the commute at the hour you would really drive it, from the specific community rather than the quadrant.
  • Visit twice — a weekday evening and a weekend morning.
  • Check the total monthly cost, not the payment: taxes, insurance, and condo fees where they apply.
  • Look at what is actually listed in your range, not the median. The median is one number describing hundreds of very different homes.
